Extension FAQs

Not necessarily, it may be possible to convert your loft under lawful development, providing your meet the criteria set out in the government legislation introduce in October 2008. For your property to qualify it must be a house, must not be in a conservation area and if it is a leasehold property, you must have held the lease for at least 7 years. The lawful development regulations surrounding ground and first floor extension are quite complex and tend to be very specific to your property. Please call to discuss.

Do I need planning permission to build an Extension?

Yes, you will need written permission from your freeholder in order to extend your property.

If I own my property leasehold, do I need the freeholder permission?

Yes, but Making Rooms can arrange all local authority permissions on your behalf should you wish. This includes drawing all the plans, making the application and liaising with the council on your behalf to ensure your application is successful.

Do I need to arrange local authority permission?

It takes approximately 8 weeks for the council to decide on your application, this is the same for planning permission and lawful development.

How long does it take to get permission for an extension?

It takes approximately 2-4 weeks to conduct a survey, draw up the plans and get them registered with the local council.

How long does it take to draw up the plans for an extension?

Yes, it is necessary to apply for building regulations when extending your property.

Do I need to apply for building regulations when I extend?

Typically, within 2-4 weeks of all permissions being obtained.

How quickly can work commence?

Yes, you can see Extension(s) undertaken by Making Rooms.

Can I see completed Extensions?

Construction work is usually completed within 6-8 weeks, Depending of your size, scope and any specification of the extension.

How long will an extension take?

Yes, Making Rooms hereby Guarantees other than ‘fair Wear And Tear or Abuse’ all workmanship carried out by Making Rooms, and materials used by Making Rooms are covered by a 10 year guarantee from the completion date. The plumbing and electrics are not covered in the 10 year guarantee; they are covered for 2 years only.

Can you guarantee the quality of the works?

A Project Manager will be on site at all times to supervise the works, with the support of the directors who will usually visit 2-3 times a week.
